The first phase of the Lépine Lodge project comprises three buildings: two four-storey constructions and one six-storey construction, all of which were built using reinforced concrete structures. The buildings are linked by a shared underground parking garage, which facilitates the efficient organization and integration of the infrastructure.

Enhancing quality of life through shared gathering spaces
Through its design services, preparation and drafting of plans and specifications, as well as construction supervision, CIMA+ played a part in creating a residential environment that goes far beyond mere housing. With numerous indoor and outdoor communal spaces, the complex encourages social interaction, enriching the residents’ quality of life.
Inside, residents have access to a games room, a fitness centre, a yoga studio, a library, a saltwater swimming pool and a sauna.
The outdoor facilities, meanwhile, include green spaces designed for relaxation, a terrace for gatherings, footpaths, a garden pavilion, a pickleball court and a community garden. At the heart of these facilities, a central pond adds a sense of calm and serenity. The development’s vision aims to seamlessly integrate the residential complex into its natural surroundings and to create a living environment in which nature takes centre stage.
A design focused on sustainability and energy efficiency
With a view to sustainable development and energy efficiency, solar panels have been installed on the majority of the rooftops. This decision has helped improve the complex’s energy efficiency and support a vision of responsible development.
