Langara Gardens, located in Vancouver, British Columbia, is being developed as a large-scale, inclusive residential community designed to deliver over 2,600 new homes. The project’s primary objective is to create a diverse, sustainable neighbourhood that significantly increases rental housing supply, including social and moderate-income units, while enhancing public amenities and connections to nature.
CIMA+ is providing sustainability consulting services, playing a key role in developing and aligning sustainability strategies with the City of Vancouver’s evolving rezoning policies. The team worked closely with the developer, Concert Properties, as well as City staff and stakeholders to integrate high-performance building standards and site-wide sustainability objectives to address energy, water, waste and resilience requirements.
The project includes a new public park, childcare facility and extensive green spaces, with a design that preserves existing trees and enhances walkability through interconnected pathways. Despite the complexity of coordinating multiple housing types, stakeholders and policy frameworks, CIMA+ supported the successful rezoning approval by ensuring clear alignment between sustainability goals and regulatory requirements.
Through thoughtful urban design and comprehensive sustainability planning, Langara Gardens delivers long-term environmental and social value while setting a precedent for large-scale, sustainable community development in Vancouver.
Enabling sustainable growth through progressive rezoning policies
Vancouver’s rezoning policies for sustainable large-scale developments guided the project’s integration of high-performance building standards and site-wide sustainability objectives. These development frameworks required alignment across energy, water, waste and resilience strategies while balancing density, housing diversity and other public priorities. By providing clear pathways for compliance and collaboration, the policies enabled efficient decision-making and supported the successful approval of this ambitious and complex community development.
